San Francisco's SOMA neighbourhood — South of Market Street — is undergoing a major wave of highrise development, with many of its formerly industrial sites being repurposed for residential uses. On a site surrounded by 11th Street, Mission Street, South Van Ness Avenue, and the Bank of America Financial Centre, developer Related California is planning to give a new life to the ArtDeco Coca Cola Bottling Plant Clock Tower building and surrounding land, built in 1925 and currently occupied by Goodwill Industries. Designed by Skidmore, Owings & Merrill LLP (SOM), the complex will offer a mix of residential, retail, and office uses.

The 560-unit rental tower will rise 39 storeys and 122 metres at the corner of 11th and South Van Ness Avenue. While the average apartment size will be 68 square metres, 112 of them will be designated as affordable housing, with a renting price below market rate. The tower's podium will extend to the north with a four-storey, 15-metre-tall section fronting on South Van Ness Avenue, as well as a 10-storey, 33.5-metre-tall wing running along Mission Street towards the heritage structure to the east. The eastern podium and heritage building will feature more than 2,200 square metres of ground level retail spaces.

41,800 square metres of office space located within an 18-storey, 80-metre tower will occupy the northeast corner of the site along 11th Street. Similar to the residential component of the project, two mid-rise wings will prolong the tower's podium with a six-storey structure along 11th Street and a nine-floor elevation extending through the site towards South Van Ness Avenue. The office, residential, and retail components will be separated by a publicly accessible forum and by mid-block passageways providing additional pedestrian connections between all three sides of the complex.

In the image below, looking north from Mission Street, residential spaces are shown in yellow, offices spaces in blue, and retail spaces in pink. All residents will have access to a series of amenities including doormen, a pool, a fitness centre, and various rooftop features, while the office building's winged rooftops will be made available to the people working within the complex. The site preparation and construction for both buildings are expected to start simultaneously by the fall of 2016, with completion tentatively scheduled for late 2019.
