A new residential project in Calgary's East Village by Knightsbridge Homes and Metropia is quickly taking shape, thanks in part to the absence of a dedicated parking garage. The first row of decorative cladding installation on N3 has begun as crews work on the eighth floor, the halfway point for the GEC Architecture-designed development.

N3 will bring 167 units to a burgeoning walkable and cycle-friendly neighbourhood that boasts easy access to several local landmarks and services, including the National Music Centre, the new Central Library, and the 7th Avenue LRT free fare zone. In addition to their units, buyers will be afforded special perks, including free IKEA furniture. Condominium purchasers will also be granted a lifetime Car2Go membership, a $500 CAD Visa gift card for Enterprise Rent-A-Car, and — to make getting around without a car a lot easier — a Biria "easy boarding" bicycle.

In addition to these generous bonuses, residents will have access to the standard amenities typically found in highrise condominium developments. A two-storey fitness centre, outdoor kitchen and lounges, quiet nooks for city viewing, and main floor retail all enhance the living experience.

It's becoming a more common practice for developers across Canada to ask municipal authorities to waive parking requirements for new building projects. Doing so reduces costs for the builder and speeds up the construction process, but it also responds to market realities that have demonstrated a change in attitude towards driving, especially among young people.
