New renderings highlight the enviable swath of amenities proposed at an upcoming Skidmore, Owings & Merrill-designed office tower in Chicago. Local developer Sterling Bay looks to replace the Coyne College building at 330 North Green Street in West Loop with a 670,418-square-foot, 18-storey cubist structure.

Marketed as The Porch, one of the development's key design features is a five-storey open-air balcony chiseled out of the south facade and peppered with lounge seating and suspended swinging benches. A planned restaurant and bar will have accordion-style full-sized windows, that when opened, extend the space outdoors onto a tennis court and fireplace.

The renderings also highlight a rooftop garden equipped with additional seating areas and outdoor televisions. Back inside, an "educatorium" on the ground floor provides a platform for both formal and informal presentations. Workplaces feature an abundant supply of natural light and soaring ceiling heights that allow incoming tenants to customize the space for their needs.

The glass and metal facade is visually heavy at its base, with a number of columns anchoring the building to the streetscape. A perforated metal screen hides the 205-car parking garage from public view. The structure's piers are reduced as the building rises, with its top half offering the mostly uninterrupted glass expanses.
