A modest 12-storey development is riding the contemporary wave brought into Manhattan's historic Tribeca neighbourhood by the Jenga-like 56 Leonard. Developer Cape Advisors has retained French firm Post-Office Architectes, a team that met in the office of famous architect Jean Nouvel, and local practice HTO Architects to establish a new vision for 30 Warren Street.

The building's facade will be one of the first in the city to feature custom-crafted Ductal concrete, which frames its large windows as multiple setbacks break down the volume. The material continues application inside, where the lobby walls are outfitted with Ductal cladding, stone slab flooring, hand-finished oak panelling, black anodized metal panels, and custom brass light fixtures.

A number of new listings have been released as the building approaches topping out. Each floor will contain three or fewer residences, and available homes are priced from $1.995 million. Penthouse residents will be given the entire floor to make their own, with 360-degree exposures, outdoor entertaining areas and ten-foot-six ceiling heights in primary living areas.
