Heavy machinery has arrived at 628 Saint-Jacques in Montreal where developer Broccolini is gearing up to install a 258-unit condominium on the property. Taking the form of a 35-storey tower with a design reminiscent of New York City's Art Deco skyscrapers, 629 Saint-Jacques sold 80 percent of its units only a week after sales opened to the public.

Designed by NEUF architect(e)s, the development's architectural vocabulary is influenced by the old Dominion Guarantee Company building that sits at the base of the development. Broccolini is retaining the historical facade and taking design cues — notably its vertical accentuations — to enhance the building's exterior appeal.

Offering suites with as little as 470 square feet of space to a whopping 4,000-square-foot penthouse, the development's floor plan roster is marketed at the higher end of the city's condominium price scale. Broccolini has so far contributed the success of the project to its central location and the city's economic position — tourism is up and unemployment is at a 30-year low.

A collection of 17 penthouses spans floors 29 through 34, each boasting between 1,380 and 4,000 square feet of space. These quarter-, half- and full-floor residences feature ceiling heights up to 12 feet and large glass expanses for panoramic views. All residences will have access to bespoke amenities, from a members' lounge on the second floor to one of the highest outdoor pools in the city.
