A 41-storey residential building set in the heart of the Dallas Arts District has now broken ground. Atelier, meaning "artist workshop," embraces the neighbourhood's rich assortment of cultural destinations, including the adjacent Nasher Sculpture Center and Meyerson Symphony Center. Designed by Stantec for ZOM Living, Atelier occupies the district's final piece of undeveloped real estate.
Inside the building will be 364 luxury residential units and 52 mixed income artists' lofts, including 43 affordable artist residences. The project also comes with a sizeable dose of retail, approximately 15,000 square feet in total, plus gallery space and 553 parking spaces.
An amenities deck on the 11th floor — replete with a pool, lounge, fitness centre, co-working space and dog salon — marks the end of the podium and the rise of the tower, which is oriented to capitalize on downtown vistas. Architecturally, the building's exterior is broken down into a series of five-storey modules, which the design team refers to as "galleries." The podium employs the same format, but modifies it to fit within a pedestrian scale.
"Atelier is being built on the idea of patronage," said Andrew Burnett, principal at Stantec's Miami office. "The building's modern design will integrate with its neighbouring performing and visual arts venues, while also supporting local artists, residents and community members who share a common need to create beauty."
