Plans for one of the tallest buildings in the United Kingdom outside of London have been shelved. Manchester Quays — a joint venture between Allied London and Manchester City Council — announced that the 54-storey centrepiece of its St John's Riverside development will not be moving forward as planned.

Manchester Quays will be downsizing the residential components of the mixed-use, masterplanned development by SimpsonHaugh & Partners, pointing to "unsolved development issues." Sales had initially been successful upon launch in 2018 but have since flatlined. Purchasers of residential units in the proposed mixed-use skyscraper will be refunded their deposits. 

SimpsonHaugh & Partners obtained development approvals for the masterplanned project in 2016. The tower was to be an integral component of a wider scheme that included 387 residences, 313 hotel rooms and a surfeit of shops and restaurants.

That plan will now be revisited, although the commercial elements of the project are unlikely to significantly change. Booking.com signed on last year for 220,000 square feet of space at Manchester Goods Yard.
