The Chiofaro Company and Kohn Pedersen Fox Associates have unveiled The Pinnacle at Central Wharf, a mixed-use development proposed for Boston Harbour. Now being reviewed by the Boston Planning and Development Agency, the office and residential tower plans to replace a seven-storey parking garage.

Working with The Chiofaro Company over several iterations of the project, Kohn Pedersen Fox's latest version employs a rounded composition that institutes multiple setbacks to create a number of scaled stacked volumes, which are then topped by outdoor terraces. The curvilinear form of the building will also reduce shadow impacts on neighbouring properties.

The facade's vertical expression diffuses sunlight and wind to facilitate a more comfortable pedestrian experience. The glass curtain wall system will be treated with a non-reflective coating to minimize glare. Dramatic openings at the base activate the associated public space and ground-level retail bays while marking the entry along Atlantic Avenue and the Rose Kennedy Greenway.

A high-performance envelope, high-efficiency mechanical and ventilation systems and low-flow plumbing fixtures will help the building achieve a LEED Gold rating. Though not confirmed, the project may also incorporate cross laminated timber decking, solar photovoltaics, combined heat and power energy generation, and rain and grey water reuse systems.
