A 37-storey, 140-metre-high hybrid concrete and timber structure would become the tallest of its kind in the Netherlands after PLP Architecture won a design competition for the development. Set to rise next to Rotterdam Centraal Station, Tree House will feature a glazed envelope accented by timber-clad balconies and staircases attached to the facade.
Developed by Provast, the building will contain 275 apartments, including 185 private rentals. Approximately 15,000 square metres of office space geared towards innovation and technology companies is planned for the podium, which meets the street with shops, cafes and and multi-function events and performance spaces. A restaurant on the seventh floor will also be included, facing a verdant terrace.
In addition to employing a part-timber structure and concrete core, the project scores high on other sustainability measures, using recycled materials during construction and installing rainwater harvesting systems. A glazed greenhouse containing trees and gardens crowns the tower, exemplifying the development's green credentials to the public.
"We enjoy designing buildings that push boundaries, and this is an innovative, sustainable, mixed-use tower, with a hybrid timber structure, almost on top of Rotterdam's Central Station—a new typology for future cities," said Partner Ron Bakker from PLP Architecture.
Construction on Tree House is expected to begin in 2021 and complete in 2024.
