    Lack of funding could have been a major issue. I think we saw a lot of small projects stall out as COVID and interest rate increases have made banks risk-averse. Large projects like the convention centre had funding locked in.

    If only they did the hidden railing treatment on the balconies as depicted in the renderings, this would've been a total win for the City. Alas, they cheaped out and went with the same ugly treatment as Icon and Fox, probably got a good deal retaining a vendor.

    BentallgreenOak Considering North Hill already has a train station, it is one of the greatest TOD opportunities in the city IMO. And I'd go even further than just U/D style development, it should be high-rise Vancouver-style TOD.
