I'm still not a fan of the design and sheer heft of this building, but so far the podium materials are much nicer than expected. Here's hoping the tower follows suit.

For me it's a handsome if under-loved building that contributes to a pleasant red-brick fabric along this bit of College. An unfortunate loss that will hopefully be totally justified if this project turns out as cool as it looks. I just hope phase 2 goes behind its neighbour at 100 College...

Neither do I, but I'm glad they're going for it. The current boom has really suffered for lack of whimsy. What better opportunity than a low-rise at Queen/Ossington to get a little weird.

The podium looks more PoMo than faux-historic to me. It's not stunning and could use better windows, but at the end of the day it still looks reasonably good IMO. Definitely the highlight of the project in any case.

The ask: 14 storeys, 1 retail unit, 32 parking spaces (100 required), 106 bicycle spaces (95 required) + 11 short-term (11 required), and best of all: 1-bed: 7 2-bed: 56 2-bed + den: 15 3-bed: 27 The architecture may be a bit limp, but it's a sensible, family-friendly, urban-minded...

It's a shame 371 and 373 Queen E are included in the assembly. They're not glamorous but are quintessential Queen E, and it'd be a shame to lose the block's last remaining architectural connection to the neighbourhood, especially if replaced by just another blockbusting podium.

Don't get too attached, the red is just a placeholder for whatever Arbel comes up with.
