Nashville's skyline is changing at a rate unparalleled in the City's history. Indeed, it would be a challenge to argue that any current U. S. city, outside the 10 largest, could match Nashville's current growth. To illustrate, the below diagram shows buildings either under construction or proposed that have a better than 50/50 chance of being built (IMHO). The renderings are randomly arranged as to location, but the picture's impact is still very impressive. :cool:

Thank you. Always proud to promote my hometown.

The heights of the buildings are somewhat to scale. There is one 500'+, 3 @ 400' to 500', and 6 @ 300' to 400'. There are many more under 300' ranging from 10 stories to 25 stories.

There are numerous projects in the rumor stage that could lead to five to ten more 30+ story buildings in addition to many mid-rise buildings. And low-rise apartment development is ridiculous right now!
 
Sorry for the long absence, but a lot has happened since I last posted. My homemade skyline mashup shows the current state of development and proposals...

The highlights..

..a four building proposal from the Preston Family and Smithfield Properties from Chicago. The tallest will be 40+ stories and up to 600' (181 m). It looks promising; deep pockets and history of success.

A two tower project in SoBro; one at 40 floors and a 'Five Star' hotel at 30 floors. This one looks promising. Groups from Michigan and Boston are behind it. It will need a height variance.

A 16 story 'W' Hotel has been proposed for the Gulch. Again the developer has a pretty good track record.

And the 19 story Cambria Suites Hotel has broken ground in SoBro across from the convention center. The latest rendering.

It's been kind of crazy in Nashville with all these proposals and groundbreakings.
 
Welcome back, @MidTenn1! What a great update, it looks like there's plenty going on in Nashville. What project are you most excited for (approved or u/c or proposed)?
 
Hard to choose just one. I like the two tower, apartment and hotel complex downtown and would like to see it come to fruition. Hopefully a Ritz-Carlton will be included.

Also there are a couple of other large multi-tower projects expected to be revealed soon. The Metro Development and Housing Authority has requested proposals for development of several properties in SoBro. One proposal which apparently was rejected early on has been leaked on-line...

I expect the selected proposal(s) to have a little more density.

There should be details regarding the Lifeway Campus which consisted of several square blocks on the edge of downtown where the Southern Baptist Convention had its national headquarters. Rumors hint at several towers for office, hotel and residential being built.

Then there have been published reports of investors shopping around for tenants for a single tower in the Gulch which private renderings were claimed to show a 50 story building.

I know this seems outrageous, but it's all happening for reasons I can't really fathom. Nashville is hotter than a firecracker development-wise. It is undergoing a transformation rarely seen in the USA.

The below rendering was done by a local Architectural firm to show proposed and under construction development in the light, transparent grey renderings. I added several recently announced projects in yellow. This view does not include the Mid-town, Music Row, West End area which has about 10 buildings, 10 to 25 stories proposed or scheduled to start soon.
