From the Lobbyist Registry we find interest in redevelopment of an assembly of 1747-1757 Eglinton Avenue West and 692 Northcliffe.

The proposal is a 30 storey condo w/daycare at-grade.

The entry makes no mention of 694 Northcliffe, but I can see no viable way it would not be included as it would be internal to the mentioned addresses.

Site size is ~ 1150m2 or about 12, 400ft2

Immediate neighbours are all apartments. The tallest, fronting Eglinton appears to 16s.

Distance from closest point to Dufferin Crosstown Station is 100M
 
Just to note, lobbying on this one is ongoing, I would imagine, the application here will be forthcoming in the near future.

Close to zero chance of that ever being built.

Zero setbacks on both Eglinton and Northcliffe. Haha!

Looks to be in the 40s+ range

The GFA doesn't make sense to me for that height and massing, assuming my assessment of the land assembly was correct. Though we can't see the setback on the south, which might explain it.
 
Yeah, this looks like a land flip. Get investors together to buy the property; get it shovel ready and, sell it. It's currently "Pre-proposed" LOL

750sm site * 45 storeys is ~360K sf. Density is low balled, if that 0 setback massing is to be believed...
