Organized around Burj Khalifa, Downtown Dubai serves as the physical centre of the sprawling Emirati metropolis. In the immediate vicinity of the city's financial district, the area features several popular tourist attractions such as the Dubai Fountain and the Dubai Mall, the largest of its kind in the world. After several successful nearby residential projects, Emaar Properties launched a new mixed-use development in 2012 known as The Address The BLVD

Built by Brookfield Multiplex, the project consists of 196 five-star hotel rooms and 530 serviced residences featuring a mix of studios, one-, two- and three-bedroom suites as well as exclusive four-bedroom penthouses. Soaring 368 metres and 72 floors above Sheikh Mohammed bin Rashid Boulevard, the recently topped-off edifice ranks second among the highest buildings in the neighbourhood, while offering sweeping views of the surroundings and the Arabian Sea. Residents will be able to reach the Dubai Metro and other entertainment and shopping venues through an enclosed moving walkway.

The tower's design is characterized by an elliptical shape, rising on top of a multi-level podium aimed at isolating the residences and surroundings from the disturbance of the elevated highway located at the back of the Atkins-designed building. Covered in a blue-toned glass with high thermal performance, The Address The BLVD's facade is highlighted by vertical fins that reinforce the impression of height while providing some welcome shade for the units, thus reducing the need for air conditioning. Finally, the upper section of the tower is shaped by a series of setbacks reminiscent of the Art Deco architectural movement.
