Located immediately opposite McEwan University on Edmonton's 104th Avenue NW, construction has recently topped off for a new 10-storey mixed-use building containing office, retail, and residential uses. Designed and developed by Dub Architects, the Five Oaks Building will intensify a narrow site at the corner of 104th Avenue and 107th Street.

The project commenced back in 2013, and excavation and below-grade construction were completed by November of that year. In the more than two years since work hit grade, the project's above-grade construction has been pressing at a slow yet steady pace.

The windowless south facade of the structure, which abuts a three-storey condominium development, will be clad in solar panels that will help power the spaces within. This element of the project garnered attention from mainstream media last fall, when a major redevelopment was approved to the southeast of the project, circumventing a preexisting downtown plan from 2010. The recently approved development would cast shadows on the Five Oaks Building, which may reduce solar panels output by up to 40%.

The next major visible progression for the project will be the installation of the building's exterior envelope of curtain wall glazing, which is expected to seal off the structure over the course of the next several months. Renderings depict a sleek glazed exterior, while the western exposure features balconies surrounded by red-painted steel frames.
