Colorado's capital and most populous city is buzzing with excitement over the first Class A office tower to be built in over 30 years. Located between Arapahoe and Lawrence Streets, 1144 Fifteenth Street will become a 40-storey landmark on the Denver skyline when completed in late 2017.
Developed by Hines with architecture by the internationally acclaimed Pickard Chilton, the building will host 671,101 square feet of space. Described on the official website as a "soaring crystal alloy of steel and art," the tower's ten-foot floor-to-ceiling windows offer unobstructed mountain and city views to tenants. The base of the building is defined by a 13-storey podium containing retail, restaurants, a fitness centre, and a parking garage with 850 spaces. The gentle curves and peaked roof of the tower have been designed to reflect the picturesque Rocky Mountains.
Tenants and guests will be welcomed to the building by a triple-height lobby clad in a warm palette of natural stone and oak. Three outdoor terraces will provide workers with a relaxing venue for casual meetings. The LEED-Gold-certified workplace owes its high environmental marks to the state-of-the-art air filtration system and increased energy efficiency measures.
The concrete core has soared above the street quickly and the first tower floors are beginning to surround the central shaft. At 188 metres — 617 feet — 1144 Fifteenth will become the fifth tallest building in Denver. It will stand just seven metres shorter than the 2010-built Four Seasons Hotel & Private Residences, while the 218-metre Republic Plaza will continue its 30-plus-year reign as the tallest building in the city.
