When we last checked in on the construction progress at 165 West Superior Street in Chicago, the climbing concrete skeleton had passed the halfway point. In the two months since, the 34-storey project developed in a joint venture between Magellan Development Group, Mac Management, and Parse Capital has topped out.
The bKL Architecture-designed rental building occupies a plot of land that was previously home to a Howard Johnson Inn. The development's 298 units are accommodated within the tower and the four-storey podium. To provide a buffer between the interior parking spaces and the street, the podium's residential portion will be wrapped around the perimeter. Tenants will lay claim to ground-level commercial units which aim to activate busy West Superior and North LaSalle Streets.
A new park and dog run, accessible to the public, will front Wells Street. Additional resident-only amenities include a fitness centre, spa, and an outdoor roof deck atop the podium. This landscaped space is completed by a large pool.
165 West Superior uses a variety of materials to make its mark. The masonry, applied in three colours, is currently being affixed to the building. Joined by dark glazing, the exterior's resulting grid expression is a simple yet elegant blend of the neighbourhood's historical built form and Chicago's expanding collection of modern towers.
