As another round of residential and hotel projects ready to open in Seattle, so does a new office block at Stewart Street and Terry Avenue in the heart of the Denny Triangle neighbourhood. That's where developer Trammel Crow Company and joint venture partner MetLife are nearing completion on their Midtown21 development. The 20,750-square-foot site has become the home to a 21-storey Class A office tower boasting approximately 365,000 rentable square feet.

Rising over 300 feet into the air, Midtown 21's efficient 19,200-square-foot floor plates allow tenants to customize the space to their needs. With a finished ceiling height of 10 feet — expandable to 12 feet with the removal of acoustic ceiling tiles — and oversized sheets of high-performance glazing providing dramatic views, the interiors are abundantly lit spaces for creativity and collaboration.

A 'Great Room' meeting area on the second floor supplies workers with a dedicated area for casual gatherings, replete with WiFi and a fireplace. Additional amenities include an outdoor terrace and a 4,000-square-foot fitness facility equipped with showers and lockers. Designed to meet LEED Gold standards, the project also features fully integrated building control systems.

The LMN Architects-designed building helps anchor the vibrant intersection by including retail on all street frontages. A cladding system composed of digitally fabricated precast concrete spandrels mimics the street grid and the convergence of Seattle's urban neighbourhoods. Tenants are expected to begin moving into the complex by the end of 2016.
