Fencing has been erected around a two-storey office building in Downtown Newark, New Jersey, signalling the impending demolition of the structure in order to accommodate the city's first residential highrise in 50 years. One Theater Square — developed by Philadelphia’s Dranoff Properties and the New Jersey Performing Arts Center (NJPAC) — will be sited along Center Street just across from the NJPAC.

Designed to complement the cultural institution, the $116 million USD development is represented by a 22-storey tower with 245 apartments. All units, which are expected to range in rent from $1,250 to $4,500 per month, will include balconies. The approved plans also call for 285 parking spaces and 12,000 square feet of retail on the ground floor.

The BLT Architects-designed project is clad in glass with a brick grid delineating the units and floors. A glassy curved corner becomes the landmark architectural element and erupts past the roofline to form the building's crown.

The existing building and adjacent parking lot on the site have languished in redevelopment purgatory since nearly a decade ago, when an early version of the project was initially proposed. The 2008 economic collapse put those plans on the shelf, but with the market healthy again, the development has secured the necessary financing to finally get off the ground. If all goes smoothly, the building will open by the spring of 2018.
