The last time we paid a visit to Continental Properties' Tower 12 in Seattle, construction of the 34-storey highrise had approximately reached the halfway point. In the months since, crews have accomplished the topping out of the building, and glazing nearly covers the full envelope. Soon, glass will encase the steel-framed crown of the tower, marking substantial exterior completion.
Designed by Weber Thompson and MG2, Tower 12's residential program contains 314 units. The project was initially designed as a condominium, then altered to apartments to help alleviate Seattle's pent-up demand for rental properties. The strategic change in direction allowed the design team to maximize the leasable area and efficiency of the building's core.
Tower 12's expansive windows give residents the opportunity to fixate their attention on various regional landmarks, including Pike Place Market and the Olympic Mountains. A host of amenities have been designed to embolden a sense of community and keep residents engaged, with an outdoor terrace and barbecue, lounge and game room, media centre, and exercise facilities being the most noteworthy conveniences offered.
By employing a mix of irregular angles and curved volumes, the building's otherwise bulky form is softened. Its porous facade is comprised of clear glass and dark mullions with an interplay of bronze, copper, and blackened steel accents, giving the tower a dynamic skin. Targeting LEED Silver certification, Tower 12 is on target for a 2017 completion date.
