The site of an 1882-built hotel in Brisbane's city centre is earmarked for intensification according to a recently submitted development application. 320 George Street, home of the Grosvenor Hotel and a ground-level adult entertainment venue, could become home to a 30-storey mixed-use building developed by Lionmar Holdings.

Ferro Arch Architects has designed the tower, which would contain 26 levels of commercial office space, two restaurant outlets, two residential apartments, and a 275-square-metre rooftop bar and restaurant. In order for the development to proceed, the development application proposes the demolition of "non-critical" internal components of the existing building. Accompanying renderings show the facade intact and forming the lower level architectural expression of the development.

Construction will require a relatively shallow depth, as only two basement levels are planned. A communal terrace area on the fourth floor, represented by a forest of trees, will serve as one of a handful of amenity spaces. The 110-metre-tall building will be sheathed in curtain wall glazing and coloured precast concrete screening and panelling. The podium's array of garden suites hug the central corridor. These informal breakout spaces could be used as meeting rooms, study areas, or places for quiet contemplation.
