8-storey mixed-use development, with approximately 2,165 m² (23,313 sq. ft.) of commercial space, 160 residential units, outdoor rooftop amenity space and 233 parking spaces. The proposal includes a height of 30 m (98 ft. ) and a floor space ratio (FSR) of 3.99. The proposal also includes relocation of the heritage-listed "C" house at 454 West 12th Avenue to 465 West 13th Avenue, and the re-alignment of the lane to exit onto West 12th Avenue.
