With this change the tower would be 37 floos and 120 metres tall. For reference, EPCOR Tower is 150 metres tall at the tip of the spires (top of mechanical roof is around 140 metres).

A better reference might be the CN Tower which is 110.9 Meters -- so 9+ meters taller than CN.

The stationlands pedway access will be done right on time for this new tower as well. Will make it much more attractive to professionals working downtown, and hopefully makes our pedway system feel much safer

Also remember the above-ground Switch park which will enhance the surrounds for CN and the RAM as well as make the Retail/Hospitality offerings by Qualico developed in a more desirable setting.

I will start with "I'm really happy to see this".

I predicted this in 1998 when we bought it from CN and have the newspaper clippings to prove it!

I’m also really happy to see this and really happy with Qualico’s ongoing commitment and patience to doing it right.

Not sure, but I work in Epcor Tower next door and can see a lot (like 90%) of the units are empty. Its early yet, but maybe living right next to the shelters has dissuaded renters from signing up. Its pretty grim a block North.

Too bad as its quite a nice set up. My sense are the units are small (maybe expensive?) but there a lot of nice amenities still under development including a tunnel underground to City hall/ LRT, a large courtyard, dog park, access to Epcor by pedway, various other social spaces. If there was a bit more development north of the Ice district (where Boyle Street Coop used to be) that would help too

Also here's hoping this spurs some development around the area and helps kickstart Ice District 2.0 residential to finally get going.

I hope so too. I feel it is a vote of confidence in the city and the area. Like Qualico, I feel Ice District is also here for the long run.

It can be frustrating when things do not move quickly as we want, but great when they finally do happen.

I'm sure for Qualico it's also the challenge of the more they build, the better the current stuff will lease as attractiveness increases. But the risk increases too.

That's why the mega redevelopments in places like vancovuer are sorta nice (Oakridge). You don't have 20 years of construction next door just cause you buy in first, and you get an unreal neighbourhood from day 1, vs a long slow build out. But the money/demand needed just isn't what our market produces sadly. If all of stationlands was built in the next 4 years, I think it'd be a suuuuper attractive place to live, even with the challenges north of it.

I love this project - I would also love if the city could provide it a more deserving urban, pedestrian pleasant intersection right near its doorstep, that being 101st and 104 Ave. Crossing this intersection at 101 st and then 104 Ave means crossing 14 vehicle lanes (wide lanes at that). Brutal.

Long term primary pedestrian access is likely to soon be between CN Tower and RAM once the pedway and at-grade improvements are in place. That means only having to cross 5 not so wide lanes on 103A Avenue.

Downtown development could be expanded

A residential tower planned for downtown could be higher than originally anticipated. David Ewasuk has the details.

100 units leased already is a pretty good sign especially with how recent this is too. I’m guessing we’re going to see similar numbers from the other downtown residential developments like Falcon, Peak and probably the Parks too.

It just seems like such a nice vote of confidence in downtown that I’m curious if this changes plans for other developers in the area to either accelerate or even expand their proposals like Qualico did.

Also I love that students have been specifically mentioned in the video too. Students and amenities/services to students will be a major driving force for downtown if harnessed properly.
