Now I hope I'm wrong but as far as I'm concerned the parking lot right on Jasper ave will remain a parking for a very long time more. I'll never forget listening in on the boasting of the property owner a long time ago at an LRT public planning presentation. He was, "Oh I have plans to build a tower here, so I need to know how LRT is going to affect me if I start building soon, etc, etc..." This was at a meeting at least 2 or 3 years before Valley Line south even was fully approved. The only way I see anything happening in my lifetime is if a real developer with very deep pockets buys that land to build. Until then I feel the current owner is happy to use this property as a passive income generator and/or a tax write off.

Yeah, the owner seems to be sending mixed messages and may be a bit confused about what he wants to do with this. Does he want to develop it, sell it, or just sit on it unless a fantastic offer falls into his lap?

He doesn't sound like a very motivated seller. I suspect his price expectations are more than any buyer is willing to pay.
 
I think it would be cool if someone leased the property for a partially winterized outdoor use like a "sit-in" outdoor theatre, building off a park draw of people (if that actually happens).
