This part seems to be dragging on. I suppose it being a high traffic area slows things down some.

I don't know if they really needed to cover/replace the existing tile now which still seemed decent, but perhaps they decided to just do it while doing the rest of the renovation, rather than have another disruption in several years.

Depends on the tree. The tap root of some tress can be nearly as deep as the tree is tall.

Many common albertan evergreen trees grow out shallow and wide. Thats why its so hard to grow things under them, the tree takes all surface moisture.

Spruce have shallow root system. Which is why they're growing up there (as long as roots don't dry out).
