Is this the first multifamily development in a Canadian downtown with no formal parking in a long time? I'm not too sure if other cities have abolished mandatory parking minimums in their downtown core and if developers have taken advantage of that.
Calgary has developed a few downtown developments with zero parking in recent years. N3 in East Village, AHC, AHC II, and Legacy 933. There's also a no parking development in Kensington (Sunnyside Triangle) that is starting construction this month.

Calgary still hasn't abolished parking minimums unfortunately, but they've relaxed minimums or allowed zero parkign on a case by case basis. For for example another Kensington development (Kit at Kensington) has some parking but only one level deep and less than half the normal number mandatory stalls.
 
Not big enough for a sit-in eatery but maybe a take-out place that would be popular with students -- pizza, donairs, etc.; a niche specialty shop could also do well here. The owners should buy into an aggressive-minded young entrepreneur charging only a profit percentage for rent (no base) -- the onus for success would be shared by the owners, willing to take a chance.
 
If you had your magic wand, what would you like to see in this corner CRU (~889 sqft)?
Something akin to a Spinelli's (sized appropriate for the space). Quick, casual, quality food, coffee, ice cream. Couple spots to sit inside, couple outside, but primarily used in passing and on the way to the park. Even better if you somehow get Spinelli's (maybe I just want a panino this morning 🤣 )
 
If you had your magic wand, what would you like to see in this corner CRU (~889 sqft)?
It’s too small for most uses and there are too many uses that would find it difficult to respect their residential neighbours.

My magic wand would see a shoe cobbler/leather repair operator - whether an independent or a franchise like Moneysworth & Best - that would be a semi-destination and not totally reliant on walk-by or students to be successful.
