My only concern with the development is the materials. If they use high quality materials, with good form, like Enzo, this could be a huge success. If they use garbage panels like The Fifth, this could be an utter failure due to the size of the development.

Almost all of them have had 'For Lease' banners up on them for years. No one wants to lease 1980s Class C office space whether its downtown, Beltline or 17th Ave.

I would love to see office to residential conversions along 17th Ave. So many empty and struggling office buildings that would be great conversion candidates for condos or boutique hotels. Some candidates below.

I found the designer's inspiration for this exterior

This rendering is misleading. It should that this 12-13 storey building is surrounded by midrises when in reality it is surrounded by bungalows. Tallest building in the area is 4 stories. I don't know how Mount Royal hasn't gone to war over this.

Siding starting to go up. Hardy board & stick-on faux masonry i.e value engineered to death.

This is basically the type of design that Trinity Hills should have been filled with instead of the normal indistinguishable suburban density garbage design that they built.

Ya, it's a legacy/vanity project for successful Calgary businessman Bob Brawn (Alberta Business Hall of Fame). It looks to be a pretty cool project and includes a rooftop garden that will be accessible to the public. I have my popcorn ready to see the objection from Upper Mount Royal residents...

There is a website for this 12 storey bankview project which will be called The Daisy. https://www.engagedaisy14a.ca/ "The Daisy will deliver: Publicly accessible rooftop all-seasons garden '88 Olympics Interpretive Centre Not-for-profit office space Affordable, accessible housing New housing"

    Calgary | Stampede Station | 277.3m | 71s | Truman | NORR

What is even crazier is that Truman self-build all of their projects. They don't sub it out to a high-rise builder like ITC. From building single family homes a decade ago (which they still build today) to the tallest building in Western Canada.

What about the run down apartment building next door. That is supposed to be part of the development. Anyone know what the plans are for it? Hopefully an Enzo type mid rise 😉

That brown stucco looks total dogshit. Way to ruin an otherwise pleasant design.

Yes, this is the building off of 16th Ave that I was talking about. It is about 10 years old and was of the first users of this cladding material that is so prevalent in Calgary now. It is hard to see in this image however it is very very faded and worn down with the sun. This is my fear for so...

Decent infill. This cladding material (white) is becoming the new spandrel. It's a pretty cheap material and doesn't age well. I will try to find the project, however there is a lime colored building on 16th Ave where this was used a decade ago and its pretty aged and faded from sun damaged...
