I suspect it's politics. Less pitchforks from "visioning what might be built in the future" than "Up-zoning to allow for 4 and 6 story apartment buildings"

Although proposed for R-CG the draft Riley communities LAP indicates a desired max building scale of 6 stories transitioning to 4 stories as you go north on 19th, so I take that to be a a message that R-CG will be the default but higher density proposals will be looked upon favorably by council.

I think UCP meddling once started will be permanent and constant, no matter the vote outcome that would be a disaster.

Good call on laneway, that's often forgotten when discussing putting 2 units on a lot.

    Calgary 2019 Civic Census

It will be interesting to see if Airdrie can pass Red Deer and Lethbridge in the next decade. If they all kept up at current rates Red Deer would be passed around 2030 and Lethbridge around 2033. It's crazy the growth Airdriesauga is experiencing.

I've been doing some thinking about what exactly the effect of the up-zoning will be. Some thoughts Areas that currently are zoned for RC-2 and are planned to be up-zoned to R-CG I think there will be little effect. I doubt any applications to up-zone individual lots to allow for row-housing in...

Those are interesting properties. All of the houses on 30th ave originally had super deep lots, like 350 ft deep, when there was just open prairie behind them. Actually you can see all of those houses east of Edmonton trail did as well (1948) Distinct visual property lines on the north half...

Anyone else getting any toronto urban planning spam? I've been getting emails the past few months and just today noticed that they're all coming from different email addresses. I'm not sure what the angle is since the events are real**, neither the emails nor pdfs have links in them, and...

I believe historically Calgary has annexed neighbouring municipalities when they decided that being part of Calgary would reduce their service costs. So if Chestermere comes knocking it can be discussed but of course in return Calgary's density rules would need to apply. The only other option I...

Honestly I'd rather see an acreage than completely unused land. At least that would give a half block a 'cared for' appearance vs an abandoned appearance. I'm not a LVT evangelist so I don't care what the solution might be, but there must be an effective way to discourage long term land hoarding...
