Okay. Thanks for the explanation. I thought the downtown boundaries were defined by density, but being defined by jobs makes more sense to Calgary‘s weird boundaries, like leaving out Mission, but adding stampede grounds and Victoria Park.

I’m not expecting a big change when the numbers come out in the new year. I predict the growth numbers from July of 2024 to July 2025 will show Ottawa at about 50 or 60% of Calgary‘s growth. When numbers come out for the period between July 2025 and July 2026, the numbers will be a lot closer...

The points outlined are somewhat valid, but as always the ARP means nothing. Administration will follow the ARP, but the same development might still work outside of the ARP. My concern is how close it is to the neighboring building. If they can rectify that, then I say build it.

Good question. I thought costing was a general exercise to get a ballpark figure decide if it’s in the range of feasibility before putting out to tender.

When the 8th and 8th medical centre closed the area improved immediately. The park reno also helped a lot.

I wouldn’t be surprised to see more of Mission added to the downtown boundaries. Maybe not the next census, but I would also expect to see some of lower mount royal added as well.

A 16 or 17 story tower is doable on 14th St. Outside of that I agree keeping it low rises 6 to 11 stories is the way to go.

The Fifth has totally changed that intersection, yeah, the materials may not be the greatest, but the retail it’s been a bit of a game changer. So far, Enzo looks great. As for Sentinel, we can’t win them all.
