East or west of Yonge - major price differences (NYCC)

The newer condos (or any new address created post 2001 or so) on the east side aren't part of the McKee/Haig stream. Would be interesting if there was a price discrepency between them and the newer builds on the west side to test this theory.

    Condo troubles?

Some of these are located adjacent to construction or soon to be construction sites. 23/33 Sheppard, 18 Spring Garden, 35 Hollywood more specifically. It could be owners don't want to put up with the noise/dust, etc or they could be losing a view or something.

Toronto Toronto | Yonge Sheppard Centre Renovations and Expansion | 123.13m | 35s | RioCan | BDP Quadrangle

Having lived here for about 7 years I still think it has great potential. Mainly because it has great 'bones' that are rare/valuable: subway access, close to 401, a great public square, great public schools, located about the geographic center of the GTA, great public library, great live...

    Toronto Toronto | Emerald Park Condos | 128.92m | 40s | Bazis | Rosario Varacalli

Sunnyray: you don't need to convince me of anything. You should spend your energy convincing T&T/Loblaws instead. Like you said, we can only speculate on the reason T&T left. And let's be clear, it was THEIR decision to leave. The construction delays only served as an "out" clause so that...

    Toronto Toronto | Emerald Park Condos | 128.92m | 40s | Bazis | Rosario Varacalli

T&T may have better product selection for Asian cuisine than Metro, but that's not the point, and really this angst is misdirected. The 2nd Floor of Emerald Park is just another condo being sold to the highest bidder. I'm sure the developer doesn't really care who buys it. Maybe some "pacific...

    Toronto Toronto | Emerald Park Condos | 128.92m | 40s | Bazis | Rosario Varacalli

I agree about the ring roads.. they just create a funnel effect/bottleneck south of Sheppard on Yonge. It would be great if they could go south of the 401 but you've got massive ravines on 3 sides, so not really practical. The geography of the area is more to blame for its traffic woes than...

    The "School District" question

I would make it "For those who have already enrolled children in that specific school, they will probably have to be "grandfathered" into the older boundary system while newer households moving into that neighborhood will have to follow the revised boundaries". School catchment for sure has a...

    The "School District" question

While I don't like this kind of behaviour, the ways the district boundaries are drawn up are at times senseless and need to be examined for fairness. Earl Haig in particular has a messed up boundary because of the new development on the east side of Yonge the last few years. They don't allow new...

    Family Sized Condos

The condo boards can definitely be a roadblock so this is where I think law changes should be made (in the Ontario Condo Act?) so that if a family intends to convert 2 units into 1, as long as they follow the requirements set out in the law (eg) having approved plans by an architect, licensed &...

    Family Sized Condos

I'm sure one day we will see a new property class in the Toronto city tax code that differentiates multi-dwelling unit vs house when assessing residential and gives them a preferential rate. Condo residents will eventually outnumber house residents (if they haven't already) and some crafty...

Hume: Are Toronto condo towers slums in the making?

One thing not mentioned is that it is not uncommon in places like NY to have buyers combine two or more adjacent smaller apartments and remodel them into one. I'm sure it's been done in Toronto too, but is probably rare today and probably not worth the hassle and cost given other options. 2011...

    TTC: Sheppard Subway Expansion (Speculative)

What if we take into account the increased tax revenues from the new development because of the subway being built when doing this analysis. I imagine the condos just at Bayview+Sheppard (nevermind Yonge, Bessarion, Don Mills, and the general reinvestment in the surrounding neighbourhoods, etc)...

    TTC: Sheppard Subway Expansion (Speculative)

I like ideas like this. Seriously, someone who knows about this stuff please explain. Why can't the TTC have its own train that would run Kennedy to Union or Oriole to Union in between GO trains. Create separate platforms (even underground if necessary) and better integrate them to Kennedy St...
