Was the City not planning to expand this pedestrian area while realigning this road intersect with Yonge at a new traffic light? Is that still in the works, and if so does anyone know when?

A case of blurred lines at this point.

Is that room specifically designed for there to be snow INSIDE it? I assume that is part of that area's functionality somehow? I've never seen that before, or at least never noticed an office building with snow inside.

One can’t like architecture while recognizing the capitalism is fundamentally flawed and inequitable (and should be reformed when and where possible?)

The primary reason companies seek to rehire employees is not due to increased production or synergies. In most cases, it is because of two factors: the local service market that employees shop at during their commute and at work, and institutional landlords who are reluctant to accept high...

I’m not sure how often they break, but I notice they’re everywhere in Switzerland, in every city and town, to control pedestrian areas. They don’t seem to break often, or I think they’d have a better system. I don’t think we need retractable bollards at Union, but they’re common in Europe. COT...

Saw this bollard in Basel and thought of this thread. Simple, and functional. Recesses in to the ground, and lights up red at night. I watched a service van pull up, use a small terminal and the bollards went down, and back up after the truck passed. Depth/height must have been around 2ft max.

Makes plenty of sense to me. Large windows, facing the water, with a park planned in front? Perfect location if you ask me. Short walk to the ferries. Which hotel is in Skytower again? Maybe this will be a related hotel in the same group?

I highly doubt that RBC closes for a vacant lot to sit for a long time. It is a decent income producing property with good rent on a corner site. I suspect one of the owners buys out the other in due time.

Thanks. Those are in millions, I take it... thus 4-5 billion over the next 5 years.

Buildings can be iconic at any height though? I think this will look great as approved.

The realty tax side will result in a lower tax rate. The assessed value will not go down, but probably won't increase yet until they have approvals in place. (Probably...the case law is a little sketchy on this. The ARB had been incorrect on multiple occasions regarding the proper assessment...

Roads: Gardiner Expressway catch-all, incl. Hybrid Design (2015-onwards)

My idea was more to bury it, but, there are countless examples of this "radical" perspective working in other cities outside the North American context. I agree we would need far more transit moving far faster and far more frequently to make it work without our downtown highway coming all the...
