    165 James St S (Hamilton, Core Urban, 6 + 8s, Lintack)

It's going to be hard to mess up since they were smart enough to opt for black window frames. The proportions are also more aesthetically pleasing than French Quarter condos, although the detail is a little minimal. So much better than a contemporary spandrel fest with a wall-o-glass at street...

    83-95a Bloor St W (Parallax/RioCan, ?s, ?)

Fingers crossed it will be something like a RAMSA design.

How is it a cost savings to use window wall with as many mullions as possible? Is it really nessessary to have defined/raised mullions on the non-window portion of the window wall system?

    Crosstown LRT | Metrolinx

Aboveground like the skytrain wouldve been better and faster to build. And the trains would travel faster than on the surface level and not get stuck behind red lights.

I should have clarified that dont think there will be a surge of precariat buyers in this area and agree with you regarding downtown buildings on subway lines,,, but at the same time I dont think zero parking should become the 'new normal' for the inner suburbs of Toronto too. In fact I think...

The aluminum panelled overhang under the 7th floor is ghastly! aA continues to vandalize the streetscape and skyline of the city.

In reality , a large portion of people will use their parents inheritance for a 50-100% down payment which should bypass the income requirements. Jobs that pay 70k plus will become more scarce in the future due to artificial intelligence absorbing white collar work and elite overproduction...

Too cold and austere. The single double height ceiling retail looks brutal. And why must there always be a gap-toothed level between the podium and tower? The podium is so short and underwhelming.

I like the precast arches and pillasters. So much better than the goofy jenga or staggered window/balcony designs that dominated the latter half of the past decade.

It's a relief to not see the standard semi-glossy plastic window wall with raised mullions and mismatched grey/blue colours.

    Toronto | 69 Yorkville | 97.5m | 29s | Cheong Family Holdings | JET Design Architect

This design would be okay elsewhere in the city but Yorkville needs more traditional stone/brick/precast designs that gave the neighbourhood some of its glitzy identity in the early 2000s. After One St Thomas, almost all of the proposals have been contemporary window/curtainwall.

    Toronto | 1910 Yonge | 156m | 45s | Davpart | Graziani + Corazza

I hope the podium includes a multilevel atrium with retail and office space. Indoor space and direct subway connection is a huge benefit especially in brutal windy winters. Too many podiums are overly simplistic with cavernous double height single story retail units that face the street.

    Planned Sprawl in the GTA

I agree, as a renter and lower income minimalist/saver, I detest low interest rates. If it were the 90s, even with with my current income , Id be much more financially secure because id move a lot of my risky investments and savings into GICS that would yield enough interest to pay off over...

    Planned Sprawl in the GTA

Either you have to open up more land to development to fight artificial land scarcity which is a big driver in inflated land prices . Or you have to cut immigration which is political suicide. Buffalo's real estate is cheaper because there is no artificial land scarcity which Places to Grow has...
