So that means concrete build? I wouldn't have thought a 7 storey concrete build (given its more costly construction) is more financially viable versus a 6 storey wood frame?
And if not, what's advantage of going to 7?

^ The local code allows 6 storeys of wood frame construction on top of a ground floor of reinforced concrete, totaling 7 floors -- I suspect that is what you will see.

Everything is 6 storeys these days right? If we became a Paris style city of 6 storey buildings I wouldn't be upset.

^ Speedier framing and potential for better insulation might be 2 -- it has proven to be the case on most of my projects,

From a quick search it looks like an LGS building would have concrete on top of steel framing as the floor slab, so I imagine the end product will have better soundproofing than a wood building? If so, make sure that's in the advertising, I think a lot of people avoid the smaller buildings because of their reputation for being noisy!

It'll be real nice. That's one area where Calgary and Ottawa really stand out despite similar populations. Both of their downtowns feel much more complete. Though we do have a bit of an advantage being a late bloomer that a lot of our lots are filling in with residential, uni/college, and other amenities that create a more livable mixed use environment. Calgary's downtown office build out blows ours away, but it's dead at 5pm whereas Edmonton is showing real signs of life.

Even with this project and Lotus, I wouldn't call it a completely developed block - still some gaps, but hopefully some movement on those soon

I was thinking about the other side of the street. There are some open spaces and redevelopments of others like the funeral home that still need to be done and may not have even started by the time this project is finished. I hope not. And the rest of the land south of Parks needs to be redeveloped, too - currently some parking and the cash chequing business strip.
