Not enough information here to make any kind of comment as to the quality of this development proposal. They show ramped access to Underground parking and then (I guess) it ramps back up to enclosed surface parking -- seems very odd indeed. More info needed.

From the drawings I still haven't figured out how a vehicle accesses the above ground parking section. Wonder if there will be like some kind of courtyard on top of the above ground parking roof.

There are two OHDs off of the lane for ingress/egress of vehicles where it says 'A/G Parking Entrance/Exit'.

Another guess... the above-ground parking is provided for the benefit of the CRUs with the overhead doors open during business hours and secured at night. I have seen that in Los Angeles.

You might be right, it seems like too many stalls to just be guest parking for the residents.

Sync 111 on 111th street and 103 Ave has a similar setup. Lived there for a year. Entrance for main floor residence parking is separate from the underground. That’s likely what this means.

My understanding is one level of underground parking, plus part of the main floor. Both this project and Westrich's on 106 Street incorporate red brick, so it should be reasonably attractive.

6 stories, 226 units is the kind of density you see in central London. You don't need towers everywhere.

True, but it would sure help if the quality of Architecture went up several notches in compensation. Material choice (not referring to the propensity to throw all of the materials possible into one building solution) matters very little in design outcome; massing and detailing both play larger roles.

Invoking central London’s density is fine, but without the architectural caliber to match, this can read like Sherwood Park’s Festival Way as well. While it’s tempting to draw parallels to European cities based on massing alone, it is much more than that in what makes a city feel great.

Interest rates stuck, migration slowing, immigration down, oil prices not so good, political uncertainty internationally, the Canadian economy weak ... this is clearly not the time for many nice big projects.
