When I first saw the Pearl district in San Antonio I immediately thought that Rossdale could be something similar. Such a fabulous space and so much potential!
Agreed. After visiting Porto Portugal, I became sold on how the gondola project could be incorporated with the power plant to make it a truly tourist and people gathering destination for both residents and visitors. So much opportunity has been wasted.
 
Coming to Executive Committee on March 26:

River Crossing Capital Profile Adjustment

Phase 1 is located directly southeast of the intersection of Rossdale Road and 97 Avenue NW (see Attachment 3). The project includes the redevelopment of 5.3 acres of land, including:
● Construction of a new road at 102 Street between 96 Avenue and 97 Avenue;
● Full signalization of the new intersection at 102 Street and 97 Avenue;
● Reconstruction of 96 Avenue between Rossdale Road and 101 Street;
● New and upgraded infrastructure within the roadways as required; and
● Subdivision, rezoning and plan amendment applications have been submitted to develop four lots that will be publicly listed for sale including three that will be medium density developments (4-6 storey buildings) and one high density development (8-12 storey building); this is estimated to be up to 300 dwelling units (dependent on the ultimate built form, to be delivered by community development partners).

Administration is requesting an additional $15 million in funding to capital profile CM-17-5047 River Crossing Redevelopment for construction of Phase 1 (see Attachment 4). The funding source for this work will continue to be Land Enterprise Retained Earnings. If approved, Administration will tender the construction work, with a planned start in late fall 2026, and the land being listed for sale in 2027 following completion of construction.

Make this make sense..... all this empty land and we are going to kill a parking lot that serves Remax Field? I am as anti-parking lot as most of us, but this seems asinine. Parcel 2, 3, and 4 would all be better served for development sooner.

Maybe it means there's also plans for a more permanent parking area for re/max. They are always going to need parking, would be nice if it were paved at least. Or an underground parkade as part of whatever is built on the site?

Problem is there is zero demand for parcels 2, 3 and 4, even after the City spends untold amounts re-jigging the roadways between 95-97 ave to make the area less of a vehicle thoroughfare and more of an actual neighbourhood.

Parcel 1 however I could see there being at least some interest and would help create a more contiguous neighbourhood.

Yes, given the volume of traffic, and the subsequent noise and fumes along 105st and 97Ave, it's hard to imagine lot 4 in particular being super desireable. Bordering 1 busy thoroughfare is one thing, but 2 busy thoroughfares ? Maybe with some serious tree planting, a bit of a buffer can be created. Nothing amenity-wise is that easily walkable from this area either as the tradeoff for this location.

Or am I missing something?

I don't know if it could be underground because of the proximity to the river, but paving some or all of whatever parking area that will be there for the ball park would be nice. It gets muddy there when wet.

Seems like the City’s plan is to reroute traffic on 104st and Rossdale Rd, upgrade the streetscapes, service each subdivided lot, and then let the market take it from there…

…which sounds suspiciously similar to the strategy they used in The Quarters.

Budget ask is $18m. At what point do you likely get far better results just subsidizing 1,000 units with that same money? Hell you could even just discount it off the land sale price so it’s not even real money spent.

So basically moving a major road a few blocks and hoping that is going to magically invigorate the area? I also doubt it and agree it would be better to put it instead to subsidize housing to be built in this area.
