I think more residents are needed to support any potential businesses.

They are going to be a tough go given the area, location up and away from view (for the most part), but it would be awesome to have a nice spot for a burger/beer facing that plaza/park in the summer.

Definitely need the residential aspect of this area to increase before we see a lot more interest in these CRU's. I think that the future fan Park Building will also help this area a little bit because it will somewhat eliminates the empty lot that the fan Park currently has. The building will be the elimination of a visual empty barrier if that makes any sense which might encourage more pedestrians to walk around in this area coming and going to businesses.

The road itself, 104 Ave is a fairly major barrier, but the fan park will draw more people to the north side of it and is also close to Stationlands. So between it and more residential, this should help.
