    Taping the joints is actually bad practice as it can hide tie ins. As long as the membrane has correct lapping it's functioning correctly. There are two envelope engineers on the project bc of its complexity and so nothing is missed Sneak peek of the courtyard. Difficult to get a sense of space...

    On the north side of the building the vertical elements (looks like tubes?) are right tight together. I think this is the cladding?

    They feel narrower because the original rendering have the eastern corner of level 2 cut back. Just didn't work out with the structure or the inside space, so it was boxed-out conventionally. The tarps aren't doing it any favors either, but there are huge panes of curtain wall there as well...

    Are these communities thriving, or are there lots of projects under construction because interest rates are low and private equity wants to diversify from TO/Van? I truly hope this goes well for the city and folks continue to come to YYC. Just hard to imagine all of these towers getting filled

    Also, interest rates on construction are super low. So your $2mm project is costing you $200k in equity (at 10% LTV), and you're taking 8-10% on the full $2mm.... It's actually a great investment.

    This city is really good at saying they want/need something, and the doing the opposite. Need densification of established communities = approve more sprawl Need better urban planning principals which improve pedestrian life = concede to NYMBIs on front lawns. The whole concept of front lawns...

    Private investors may want to diversify from stocks and so on. Developers earn a management fee for their efforts.
