    Eliminating the right lane for parking and/or lay lay-by would be a good start. I feel like people already get out of cars in the right lane, because getting dropped off via car on the grounds (at least currently) while there are big events adds 10-15 minutes for the driver.

    Agreed. And mid-rise (7-8 stories) would be more easily justified if it were next to a 1+5 rather than a 3-story H-GO. I just think the City missed on the opportunity to upzone the Main Street and now new row housing is going to further impede the complete street that could have been.

    2013. No, I don’t think a developer would put a premium on the smaller infill lots,. My thought was that eventually, those 50’ lots will all be redeveloped, and the 25’ infill lots will become the next redevelopment candidates in a desired neighbourhood. I have no interest/plans to move any time...

    The building itself is fine, it’s pretty inoffensive, but it would be better suited to UD or Currie Barracks, not this intersection. If it’s economical to build concrete high rise at 14 St & 10 Ave, it should be economical to build it 7 blocks south on the same street.

    I’m trying to decide if there are any nods to the old fire hall where the Hose and Hound is. If so, they are fairly subtle (aside from maybe the red brick and arched doorways). Would have been cool to incorporate some more design elements from the old fire hall.
