"Development Charges" "Municipal Land Transfer Tax" "Ontario Land Transfer Tax" "HST/GST" There are plenty of taxes being collected from development by municipal and provincial/federal governments to fund infrastructure.

Lots happening w M&G + the One behind the scenes. These are complicated projects with a lot of moving parts and not everything happens in a public forum.

In a November 14 decision, the OMB allowed an appeal, in part, by Concord Adex Developments against the City’s failure to make a decision on its zoning by-law amendment and site plan applications. Concord had initially proposed to develop two residential towers, 79 and 68 storeys, however prior...

Mods - Perhaps you can update the thread title - new heights (See OMB Case No. PL151171) - Harbour Plaza sought variances which were approved to increase the heights and number of units: from 224 and 233 to 229.97 and 236.67 metres, and from 1,305 to 1,313 units.

Typically adjacent land-owner / proponents would appeal any land-use decisions that may have negative implications for their proposals or future possible site alterations/improvements to the OMB. I have a hard time seeing how this application moves forward with zero set-backs given the potential...

    Toronto Toronto | Sun Life Financial Tower & Harbour Plaza Residences | 236.51m | 67s | Menkes | Sweeny &Co

The Applicant filed a minor variance application seeking to increase the heights for Towers Two and Three to 227.97 m, and 236.67 m respectively, and to increase the number of dwelling units to 1313. Thus the requested actual height increases were 3.97 m and 2.67 m and the increase in the number...

I usually don't reply to things like this, but I feel compelled to respond to this... Big Daddy - since you care so much and are calling out others - exactly how many public meetings did you attend? How many public deputations did you make? Better yet how many units are you buying or what are...

I find it odd that multiple comments are directed at the planning dept and city being small minded... this appears to be initiated from the proponent and probably has a lot more to do with economic viability than shadows...

A lot of construction materials costs are based on North American market rates. Both the Canadian dollar and the strength of the US housing market impact some of these material costs... so there are both pros and cons to having a low Canadian dollar from the developer perspective.
