    Toronto Toronto | 267-275 Merton Street | ?m | ?s | CreateTO

What I find interesting about this is that the City-owned site could have been developed as a stand-alone by a private developer. The City might shy away from the conflict with the western neighbour (267) if not assembled, even though there's a reasonable planning argument to be made that it is...

    Toronto Toronto | Bela Square Phase 2 | 132.7m | 40s | DBS | Arcadis

Seems designed for PBR given unit sizes. Could always use more of that!

    Toronto Toronto | 137-141 Isabella Street | 231.55m | 69s | Pinedale | BDP Quadrangle

The treatment to the south and west is bad. Goldman writes the following in the BCP and then doesn't bother showing a tower to the south, because they know they would conflict. They must know they are sterilizing...

    Toronto Toronto | 1303 Yonge | 43.3m | 10s | Aspen Ridge | BDP Quadrangle

Aspen Ridge just picked up 1251 Yonge for $21.5M. If you squeeze all of the setbacks, could be a two tower site. Or 1 tower + midrise quite easily.

Toronto Toronto | New Park at 229 Richmond West | ?m | ?s | City of Toronto | Gow Hastings

The cost delta better have been significant because OneSky was orders of magnitude better than Wawatesi... Bit of a shame really

    Toronto Toronto | 253-263 Viewmount | 125.79m | 39s | Osmington Gerofsky | Wallman Architects

It appears that 16-18 Romar Crescent and 255 Viewmount Avenue have transacted per Altus

    Toronto Toronto | Portland Commons | 71.7m | 15s | Carttera | Sweeny &Co

From the latest brochure it looks like <10% leased, but that could be misleading.

    Toronto Toronto | 808 Mt. Pleasant | 118.9m | 35s | Reserve Properties | Sweeny &Co

Looks like the site has been purchased by Reserve and Westdale as of Oct. 11th, 2023.

    Toronto Toronto | Toronto Coach Terminal Redevelopment | ?m | ?s | CreateTO

City Hall and Old City Hall view corridors

    Toronto Toronto | 444 Eglinton West | 69.3m | 19s | Arista Homes | Core Architects

Setbacks greatly impact other sites, do they not? Even if Green P and western neighbours aren't contemplating tall buildings today, don't see why the City would allow ~16M-20M separation distance conditions there and not protect long-term optionality... Per planning rationale: h) Section 3.2.3...

    Toronto Toronto | 1113-1125 Dundas Street West | 35.5m | 10s | CreateTO | Brook McIlroy

Even with that it's a challenge - I wish there were more disclosed about CreateTO renegotiated agreements on Wilson Heights and Bloor-Kipling. Hard to tell what's going on behind the scenes.
