Bliss Condos At Liberty Village (CanAlfa Group) - Real Estate -

If CanAlfa can't even get phase one of this uber-hyped project built, it will be a serious black eye for the company. Heck, with this "economic feasability" crap, it's ALREADY a black eye. Can anyone with expertise in this area translate what specifically Can Alfa means when they extend the...

Which New Condo Release are/would you buy?

Wow - you guys are so big and tough. I want to buy 500 condos from you right now!!!

Which New Condo Release are/would you buy?

Yeesh - when did this site turn into an agent smackdown? Who cares how many units you sold. What next? Whose father can beat up whose father?

Bliss Condos At Liberty Village (CanAlfa Group) - Real Estate -

Is it possible that this project will not get off the ground? Construction still hasn't started (although excavation has) and apparently there are financial issues, or so CanAlfa is telling buyers. Is there anyone in the know who can provide more details? Any buyers who can share their experiences?

Zip & Vibe at Liberty Village (Monarch, 2x 24s, G+C) COMPLETE

Like someone said, it won't win any awards, but I do think it's going to be nicer looking than BP.

    Buying in your Twenties (Globe)

Lowesthangingfruit - I get what you're saying. The ironic thing I find is that, if I find anyone with the drive, intellect and determination to have a great financial portfolio, they usually are not the TYPE to rent. I don't find too many financially secure, well-off men and women with a fat...

    Buying in your Twenties (Globe)

Good point, Malthus. It's a balancing act. Yes, I very much want to be a homeowner. But would I make unwise decisions (HUGE debt, 40-year-mortgage, precarious position that could be toppled by a slight, inevitable shift in the market?) hell no. The people on this forum who bash all home owners...

    Buying in your Twenties (Globe)

But the sentiment of "throwing your money away on rent" did not suddenly come about because of the current condo market. Not at all. Several cultures (mine included - I'm of European descent) have always held firm to the priority of owning over renting. So it's simplifying the issue to suggest...

Zip & Vibe at Liberty Village (Monarch, 2x 24s, G+C) COMPLETE

Yes, Vibe is almost identical, but flipped around. You can see the Zip rendering all shadowy/ghost-like in the background of the picture of Vibe. Battery Park is in between them both.

Zip & Vibe at Liberty Village (Monarch, 2x 24s, G+C) COMPLETE

CasaGuy - OnceAThief has it right - the building under construction is Zip. Vibe will be to the West of Battery Park, it is phase 3, currently being excavated.

    Park Lake Residences vs NXT

Belated, but I think you made the right choice. There have been many Cresford issues raised and my spidey senses say it's best to steer clear.

NXT & NXT2 Condos (Cresford Developments) - Real Estate -

Cresford has come under fire from its dealings with customers in the past. They apparently have terrible communication. Shut down Mode, if I'm not mistaken. Wasn't there a thread somewhere?

Zip & Vibe at Liberty Village (Monarch, 2x 24s, G+C) COMPLETE

It's nominated for a pugly with good reason. I won't be surprised if it wins. A dubious distinction. You've gotta think that Zip and Vibe will have to look decent just by comparison :)

Looking to buy a waterfront condo

True - for certain situations. Renting does give the flexibility and cashflow, sure. But if you are thinking long term and want to own a home some day (either for the equity or to leave as an inheritance to children) then buying is the way to go. Do you pay down the principal in the first few...

Zip & Vibe at Liberty Village (Monarch, 2x 24s, G+C) COMPLETE

From what I've seen, Zip and Vibe are identical to each other but very different from Battery Park - more glass, less brick and precast junk.

    Deposits when purchasing pre-construction

The builder should wait to cash them until the deposits are actually due. My deposits - 4 cheque of 5% each - were due at staggered dates leading up to the completion of the building. I gave the post-dated cheques to the builder/developer and, on the day the cheques were dated, the money was...

    Purchase money "In Trust"

My experience is limited to my own purchase a couple of years back, but I didn't give the cheques to MY real estate lawyer. I gave them - post-dated - to the developer. When each day came for a deposit to be do, the money would disappear from my account and a letter would arrive from the...

Looking to buy a waterfront condo

Are you looking at existing places or pre-construction? Pre-con is generally cheaper, but can come with headaches/delays/cancelled projects etc. R.
