Fair point...but if I lived on Mann Ave. (with what looks like it has an average grade at least 1.5 floors above the homes on bayview), I would've read and spoken to my Councillor and rate payer group about OPA 405 and their support for it. I would also have a hard time arguing and winning that...

How does a project like this need to go to LPAT to get approval? Seems like such a waste of resources for a city planning staff that is already over worked and under staffed.

Exterior architecture looks great. Nice to see. Lots of work required on the interior layouts and programming. Gonna have to trade total GFA to get better salable units.

Bayview needs lots of this. Did anyone see Jaye Robinson's show about this project at NYCC? Great logic...I’d like more consultation, so I want to cancel/defer the staff scheduled community consultation.

Too bad Matlow and Robinson loose all credibility when they deal with pretty much all applications w the same ton, outrange, and disgust. Really hard to take them seriously they actually want to go to battle against an application.
