So it that it? Is this a done deal? Because it's clearly wrong. The park should be in the back. The new perpendicular road can lead directly to it. The road frontage needs to be retail if there's any hope of making this into a walkable community.

Toronto Toronto | The Quay, Tower Three (was Maple Leaf Quay) | 66.44m | 21s | Pacific Reach | BDP Quadrangle

It looks like it was picked up somewhere else and plunked down here. It should be centered and it should feel of a piece with the two flanking towers.

Hi Koops. I'm addicted to your posts and I appreciate the time and effort you've put into creating a remarkably accurate vision of our future city. You mentioned sometime back that it might be possible to access your model. Is this indeed possible? If so how? And have you considered expanding...

Not sure about the micro-retail but streetside, yes. Cut the stupid townhouses. This is the heart of the city.

Toronto Toronto | Rees Park Playground and Pavillion | ?m | ?s | Waterfront Toronto

A park is not the highest and best use for this parcel of land. There is already park space all along the waterfront. There is no connection across Lake Shore. There is an opportunity cost for every decision that is made and in this case it is the money that could be made if the land were sold...

Wow. What an awful building. I usually don't comment on architecture but this requires a response. It's the house that Homer Simpson built.

44 North is on to something. Why don't you monetize this? Make your model available for a fee. I assume this is something that can be uploaded to a server with regular updates. I would certainly pay to be able to see a 3D representation of future Toronto from perspectives of my choosing.

I agree. The brick colour should match the rest of the frontage. It needs to fit in. Not stand out. Good height. Inoffensive design. I'd like to see more like this.

    Toronto Toronto | River City Condos Phase 3 | 99.66m | 29s | Urban Capital | Saucier + Perrotte

The protruding sections look like a perfect way to radiate heat. Was any thought given to energy efficiency or does that take a back seat to design aesthetics?

Toronto Toronto | Rees Park Playground and Pavillion | ?m | ?s | Waterfront Toronto

Why do we need a park here? There's already a park right across the street. It feels like this stretch needs retail on the north side. Restaurants, sidewalk cafes etc. Something to engage the passerby.

I don't mind condos sharing the available space but no one will use a park that is effectively hidden from view at the top of a two story parking garage. And what about accessibility? They've built condos without parking before. That would have to be the case here.

    Future Toronto 3d model

Does your model extend north of the 401? I would love to see how the Wilson Station neighbourhood is going to fill out.

What happens if CIBC wants to put up their own 15 story building?

    Toronto Toronto | Galleria On The Park | 143.86m | 42s | Almadev | Hariri Pontarini

Has anyone thought to purchase the lands fronting the tracks to allow for the straightening Dupont and subsequent development of the north side?

Amazing detail. Thanks for putting in so much effort. I wish there was a way to upload the whole model.

    Toronto Toronto | 101 Spadina Avenue | 133.95m | 39s | Devron Developments | AUDAX

It seems an odd place for a park. Fronting two main streets and so close to Clarence Sq. A better location would be between 197 and 185 Spadina. Eliminate Phoebe Street, which is just a stub here, and you'd have a larger and better located green space.

    Toronto Toronto | 2175 Keele | ?m | 3s | Daniels | Graziani + Corazza

Why no retail? This stretch is a retail desert.

    Toronto Toronto | AYC Condos | 92.05m | 27s | Metropia | TACT Architecture

The area is intensifying. More retail will be needed and Davenport, below Dupont is a predominantly retail street. Retail at the street level is clearly the highest and best use. Why wouldn't they insist on it?

    Future Toronto 3d model

I think the value of this model is twofold: to convey information at a glance as to the status of these proposals, and to give the viewer an impression of how the future skyline will appear when built out. The bright colors succeeded with the former but the muted colors, pastels or darker are...

    Toronto Toronto | Chelsea Green (was 33 Gerrard) | 297.25m | 90s | Great Eagle | a—A

I've seen the architectural drawing submitted withe the development application. There appears to be no plan to connect this development to the PATH. This can't be an oversight but it is nevertheless baffling. Why wouldn't they want a connection? Why wouldn't the city insist on it?
