    Baby, we got a bubble!?

Sorry, I was not clear in my previous post. All I wanted to say is that I didn't change my opinion one bit over the last two weeks. Still think there'll be correction in the mid term horizon (but not immediate is what I wanted to say!). Long term we'll probably see what we always see: ups and...

    Baby, we got a bubble!?

KA1, I think its too early to panic. Markets go up and down ... nothing new there. Different circumstances will require different actions - well capitalized investors will hold and weather the storm. It's the ones who "swam naked" and went "all in" that will be exposed. Same goes for r/e. As...

    Baby, we got a bubble!?

Fairly accurate analysis of the current situation. Canadian economy, including r/e sector, may be relatively strong, but it is not immune to the rest of the world. Too much bad news all around us ... Right now I'm much more concerned with TSX than r/e, but if this continues, leveraged r/e will...

    Baby, we got a bubble!?

Gold last 6 months 20%+, last year 37%, last 5 years 150%. Are you not devastated that you picked r/e instead of gold? My point: perception, personal circumstances and risk aversion, my friend ... Hopefully most people here did something smart with their money, whatever asset class they decided...

"When is the whole fun of this thread." Agreed.

    CondoRebates.ca? Is this BS?

GST/HST rebates: 1) two main types - residential and rental 2) two components to calc formula - federal part and provincial part 3) phasedout after threshold amount (this amount is different for different provinces) 4) common practice (99% of the new home purchases) is for purchaser to...

    Baby, we got a bubble!?

So you are saying foreign investors are buying not to flip as their primary goal? Is it rental yield? Or is it that, like someone said above, they don't really care - its just a safety against corrupt regimes in their own countries? Foreign buyers as the long term main driving force of r/e...

    Baby, we got a bubble!?

Maybe, but maybe not. Some very big US developers (similar and even bigger than Canderal here in Canada) were buying "prime" Florida land for millions. Today, you can buy from them / banks at 90% discount. Just because big developers are buying lots, planning to keep building and selling, it...

    http://www.mississauga4sale.com/TREBprice.htm http://www.randi-emmott.com/market.htm#avg price 80-99 btw .... I used the charts from these sites ....

    Baby, we got a bubble!?

I don't have time to crunch numbers right now, but this number (30% over 6 years) seems low. My quick google search shows average 2005 price for GTA around $335K and May 2011 at $485K (i.e. 45% increase during this period) . Again, just a quick search and I may be wrong ... gotta go ... later...

    Baby, we got a bubble!?

Actually, I think this is directly related to this discussion. This to me is THE reason for my pesimistic view. Debt accumulated by significant % of Canadians is more of a concern for r/e prices than Carney's increase in interest rates, or any other factor. These other factors will just make it...

    Baby, we got a bubble!?

c'mon cdr, don't you know the answer by now? "foreign or local, end-users or investors ... who cares when R/E prices always go up!"

    Baby, we got a bubble!?

I was absent because I was in the office. You've probably noticed by now that I mostly reply later in the evening. I started typing my comment but realized that I'd be revealing too much about my personal situation. So I deleted what I wrote. I'll just stick to my general comment: r/e prices...

    Baby, we got a bubble!?

Relax, take a deep breath (sounds familiar, hahaha?) ... I was just joking ... 18 months it is ....

    Baby, we got a bubble!?

Hey KA1, link for another bearish article from you? Did you change sides? Or just can't find anything bullish lately?

    Baby, we got a bubble!?

Every major bank / economist is predicting interest rates going up later on this year and in the first half of next year. Most agree we are looking into series of 0.25 increases. BoC is giving signals ... Not sure why you think rates will go down (unless you're referring to recent change in some...

    Baby, we got a bubble!?

Spring and fall is generally always better than winter and summer ... nothing new there. CG was wrong, quite wrong actually, in his prediction of May 2011 sales volume.
  18. R

    Baby, we got a bubble!?

"TREB numbers for May: New listings down 15%, active listings down 27%, days on market up 5%." CG, why are listings so low in your opinion? Do you agree that, at some future point (trigger: increase in interest rates), we will see a sharp increase on supply side? What happens then?
  19. R

    Baby, we got a bubble!?

So CO1 had weak May 2011 while everything else had really really high sales volume? Any explanation for this?
  20. R

    Baby, we got a bubble!?

CG, can you please elaborate a bit more. Why do you think we will have a strong fall? Is this based on some trends, interest rates expectations and numbers, or just you guessing? Even though I do not share your optimistic views all the time (eg. 4S penthouse comment recently posted), I do...
