    Baby, we got a bubble!?

Just out of curiosity: does anybody know what happened with the prices in Yorkville in 2008/2009? Did they continue increasing with no interruption, did they stay level, or decreased by 12-15% like everything else?

    Baby, we got a bubble!?

QUOTE from the article above: "Almost all of the gains in April — 54,800 — came in the province of Ontario and most were in the services sector. In particular, finance, insurance, real estate and leasing saw a 19,000 jobs gain, and business, building and other support services chipped in with...

    Baby, we got a bubble!?

Average selling price up 9% yoy. Definitelly not in line with change in average income levels so the afordability index is moving in the wrong direction as far as I am concerned. Per attached document (stat I'm referring to is at the bottom; granted numbers are for 2010), we have more than...

Cons of investing in Florida as a foreign investor

Quick internet search would provide most of the answers. Here's some basic overview:http://www.milliondollarjourney.com/canadians-buying-property-in-florida-the-tax-issues.htm Even better, hit your local Chapters and you should be able to find several books dealing with everything you need to...

    Baby, we got a bubble!?

Condo George, just wondering - what is your knowledge of Vancouver r/e market? Do you think there's a bubble there? Do you think the prices there are sustainable in the mid-long run there? If yes, why? What do you think about avrg income to price ratio there? Thanks

http://www.theglobeandmail.com/report-on-business/rob-magazine/one-bloor-east-reveals-tos-unquenchable-thirst-for-condos/article1991333/ Interesting read. Shows how quickly things change - from "the best location" and lineups to failed banks and vulture investors. And heavy gov't...

Condo market slows down in GTA?

I'm not a renter. I own my house and some rental properties. I purchased them in late 90s and early 2000s. I am conservative, risk averse person. I did my calculations at the time and it made sense. Fast forward to April 2011. Fundametals are way out of whack. In general, I'd not buy any r/e in...

    Baby, we got a bubble!?

Not attempting any scientific approach here, just using some numbers mentioned in the last 3 pages: inflation 3.3%, income increase 2-2.5%, r/e prices 12%. I hope these numbers are not correct.

    Baby, we got a bubble!?

http://www.cbc.ca/news/business/story/2011/04/15/business-crea-sales.html Note this: 30% of the buyers were opting for 35 year mortgages ... rush-to-buy ahead of mortgage rule change ... this will be interesting to watch in the coming quarters ...

    Baby, we got a bubble!?

QUOTE FROM INTERESTED: "what is interesting is to see the number of comments and the gyst of the comments to the Globe and Mail article referred to in post 3084. Alot of people not on this forum supporting it. Whether it is just those who want prices to come down or not, it certainly is...

    Baby, we got a bubble!?

Greenleaf, I can understand your frustration ... a close relative of mine is in the same boat. But you shouldn't be hoping for "our bubble" to burst. The best for all of us would be for r/e market to stabilaze, and for incomes and rents to catch up. Anyways, happy house haunting ... whenever...

    Baby, we got a bubble!?

In general, crunching the numbers for some other cities / countries and then trying to use those results to predict what's going to happen in Toronto is not the way to go. So many other variables are present that no equation, no matter how evolved or complicated, will ever capture. I think that...

QUOTE: "The central concept behind real estate investment, because it is that linear and banal really, is to mitigate as many risks as possible. If hoping for the market to bail you out is your master plan you are rolling a rigged dice over the long term, in my opinion." CN Tower, your risk...

Hahaha .. enterpreneur. No, I will never be one. You are right KA1. And can you imagine this: my wife is also an accountant?
  19. R

    Baby, we got a bubble!?

KA1, you referred to my occupation several times in your recent posts. I work for a big tax company and can tell you that I don't know one accountant there that would put $50K down on a $500K rental property at the present time. I do know a clerical assistant who bought a lower floor Aura...

    Baby, we got a bubble!?

Yes. You did this in 2001. If you read my comments again you'll see that I keep saying RIGHT NOW. There is a huge difference between 2001 and 2011. I've been following this thread since it started. But please note that I joined the conversation just recently. Why? Because I didn't think that...
