So when are the first occupancies for any building in Park Place....October? The good news is your buildings will likely register very quickly, meaning little to no interim occupancy fees. All the amenities should be done and ready to use as well which is a big plus.

True, but the rate is set by them from what I'm told.

No capital gains as this is my primary residence, but the other stuff does add up. Also, no agent fees as my father is an agent, and the builder cooperated with brokers, so he actually got about $9k in commission which he just gave back to us (minus taxes, etc.).

It's tough to get too excited about the 'killing' as the builder held onto our 25% deposit for three years with no interest to us plus the pricing for all the other homes in the GTA also went up, one of which we bought.

We're not too sure yet to be honest. I know it will be no less than $500 per square foot, especially since our unit has over $15K in upgrades and things like high quality window coverings which the builders suites do not. Also, the remaining suites the builder is selling are either undesirable...

I believe it's called tilt shift, and yes, it makes parts of the photo appear like miniature models. If you want to see some cool tilt shift, search youtube......some awesome videos there.

If anyone cares, I got into Aria at $300 per square foot with parking and locker, and the remaining builder suites now are listed at rougly $500 per square foot. The first resale units will show up for sale on MLS beginning of October so it will be interesting to see how the pricing plays out...

I have a clear view of the buildings from my condo (Aria) and I can tell you that nobody has moved in yet. I'm pretty sure that suite lights that are on were simply left on from PDI's or work that needed to be done. As for the units for sale, I'm sure the pictures are just those of a random...

I agree 100%. Say what you want about Trump the man, but the brand is important and I personally have no problem with an illuminated sign atop the building. I too would have liked to see a Ritz logo, is it confirmed that we're not getting one?

Firstly, I live at Leslie and Sheppard and also know the area quite well. I don't believe this location is really any more upscale than Don Mills and Sheppard. At least at Sheppard you have access (in some cases direct) to the subway and Fairview Mall. I personally wouldn't live at either...
