Constructing underground parking (digging, shoring, etc.) seems to be getting more expensive these days and Minto charging $39k sounds about right for the average cost of constructing a parking spot (dividing the cost of pouring the foundation by the number of parking spots).
Maybe they sold the tower units (the better units and the bulk of the building) to secure financing... then they can slowly sell of the podium, even at the higher price/sq.ft.
sounds like an assignment issue. it's rare that a developer allows someone to assign their contract prior to the building being built, or interim closed...
AG, I agree with you on this one. The condo-hotel concept is losing its luster, especially if you have no control of the hotel going in (besides this, Four-seasons is just up the street). Some nice AAA office above and retail space would be better.
I also like the park and think it's going to look pretty incredible. We're not trying to compare ourselves to other great cities but I for one have not seen another project in Toronto that has created a space like this for the public's enjoyment. It's always about allocating the smallest...
The project is nice and fits in to it's surroundings (not ugly, not outstanding). Can't say too much about the TH's until they are finished, but overall, the project is nice.
from what i hear, Luna should occupy sometime in March-April 2010 (prior to HST legislation taking effect in July) and the occupancy should be short (1-2 months) before final registration.
It seems like 1BE has been on the market (the project) for some time now. About late 2008/ early 2009, someone told me Bazis was wooing Samsung to buy the project... it'll be great is someone can get this project moving.
I wonder how well their "green" theme/ideas are going to work in this neighbourhood? They may be just jumping on the "green" bandwagon to elicit more sales?
