any insight from anyone on what sort of retail is being considered at the bottom of these towers ? I guess the type of outlets that open up can quite significantly impact on how the Legacy and Ultra would feel. Are these corporate (offices) or would these retail ?

In fairness to the builder, this is exactly what they projected to potential buyers and its coming out quite close to what they said it would look like in the model - Thats really like a 'standard' design for monarch projects nowadays :) I guess as all their buildings kind of look like the same...

I did call them and spoke with the person in sales, She is telling me that nothing can be done right now (which is not a surprise), and she mentoned that she doesnt know how much the closing cost would be. She is saying that in some cases it has been 8k (ouch) and in some cases it has been none...

Luxome is correct. Condo fees includes heating and AC + water, Hydro and cable are the only expenses not included. Can any one who has experience with Monarch new condos confirm if the their condo fees also go extremely high withing the first 2 years .. ?? if so what are we talking .55 per sqft...
