    The street presence is amazing. The building itself is decent. Not sure what you mean? Far from blank but the ground level makes up for any staleness one perceives from the above building.

    I’m really shocked at the hate on this design. It’s got height character meets the steel beautifully for this area. The materials, art And over presence adds a lot to this area brings light down to street again. (Wile adding shadows a bit behind sure). However I’m curious for another go at it...

    Maybe they can give it a bigger brother version later on. Either way this turned out well. Set a nice feel for the area. A side from that warehouse as mentioned before. But they obviously won’t be there forever. They don’t look in good condition to be reclaimed or saved some day.

    Ya but the casino is also in process there between the North and hwy 401 spot in photo. Plus almost direct to the right of this development or south of 401 and down the street from the casino is another block planned like this. Universal city? And all their mall. The boom is coming for this...

    Sorry, The North wall seen from highway won’t be seen as the phase 3 will be there... and that face for the entire podium is curved and will be real nice.
