    Agreed, you will eventually have to see the price that the original owner paid as it will form part of your agreement with him. But you probably be required to offer a price that both parties accept before you actually see the price that the original party paid.

    Yes that is true, to be considered a bedroom there has to be a closet and some sort of natural light coming into the room. So interior bedrooms must have doors that allow natural light. You do not need a window for the room to be classified as a bedroom.

    Agreed, at that sq footage, it's not worth having a den. It would be better to use the den space in the bedrooms or in the living space. Just looked at the floor plan and the den is 5 feet by 5 feet. That is a very small den and not sure how useable that space could be.
